Rent To Own

With my exclusive Rent To Own program, you can go from renting to owning in as little as 12 months.

Here's how it works...

  • Step 1: You tell us what type of property you are looking for by completing the Dream Home Finder form.
  • Step 2: We go to work locating the exact property that meets your criteria.
  • Step 3: We will negotiate a rent to own with the owner on your behalf.
  • Step 4: During the Rent to Own period, you work to resolve the issues keeping you from qualifying for a mortgage today.
  • Step 5: You purchase the property prior to the end of the Rent To Own term.

For the right to buy the property, you'll pay an Upfront, Non-Refundable Deposit of approximately 1% - 2.5% of the purchase price, which entitles you the following benefits:

  • It locks in the sales price, monthly payment, and monthly rent credit for the length of your agreement.
  • It keeps the property from being sold to anyone other than you during the agreement.
  • If you buy the property, this amount is applied 100% to your down payment.
  • For every "on time" rent payment you could get a credit up to 10% of the monthly payment towards the purchase price when you exercise your option to purchase the property.

Example - 123 Main Street

Purchase Price   $200,000.00
Non-Refundable Deposit (2.5%)  $5,000.00
Monthly Rent Payment  $1,700.00
Rent Credit  $170.00
Option Term  12 months

The purchase price of $200,000.00 is equal to current fair market value of the home. 

The $5,000 Non-Refundable Deposit is applied to the purchase price when you purchase the home.

The $1,700.00 monthly rent payment is due on or before the first of each month.

For every monthly on-time rent payment, you'll get a credit up to $170.00 towards the purchase price with you buy the home.

If you buy the home prior to the end of lease term, you will have accumulated $2,040 in rent credits to be applied to the purchase price/down payment in addition to the $5,000 non-refundable deposit.

However, if you decide not to purchase the home you forfeit your deposit and any accumulated rent credits.
