For the right to buy the property, you'll pay an Upfront, Non-Refundable Deposit of approximately 1% - 2.5% of the purchase price, which entitles you the following benefits:

The purchase price of $200,000.00 is equal to current fair market value of the home.
The $5,000 Non-Refundable Deposit is applied to the purchase price when you purchase the home.
The $1,700.00 monthly rent payment is due on or before the first of each month.
For every monthly on-time rent payment, you'll get a credit up to $170.00 towards the purchase price with you buy the home.
If you buy the home prior to the end of lease term, you will have accumulated $2,040 in rent credits to be applied to the purchase price/down payment in addition to the $5,000 non-refundable deposit.
However, if you decide not to purchase the home you forfeit your deposit and any accumulated rent credits.
